Palm Beach Gardens Is Booming

In the north parts of the county and in Palm Beach Gardens specifically, the area is booming. As of right now, there are as many as eight thousand homes and eight million square feet of office space are either approved or under review. With nearly 30 projects under construction, Palm Beach Gardens could grow as much as 40 percent in the next decade or more.

And a nationwide study was conducted of single-family homes purchased by major institutional investment funds. From Jan 2012 to Aug 2014 the study found that the South Florida area (Palm Beach Gardens, Jupiter, and West Palm Beach) was second in the United States with 12,952 home purchases. Those homes have gained a collective 31 percent in equity, or $611 million, according to RealtyTrac, who conducted the study. That means those who own these homes are becoming big sellers.

Palm Beach County Rebounds In Home Prices and Sales

According to a detailed report released by the Realtors Association of the Palm Beaches, sales of Palm Beach County single-family homes in October increased 19 percent from last year, with prices growing 2 percent. Also the inventory of single-family homes also rose in the month of October, going up 14 percent from the previous year.

The National Association of Realtors (NAR) said that sales of existing single-family homes, condominiums and townhomes went up 1.5 percent also in the month of October from September, to a seasonally adjusted annual rate of $5.26mill. These October sales are 2.5 percent above the October 2013 sales.

Chief economist for NAR, Lawrence Yun gives credit to the sales volume growth in part to low interest rates and the strengthening job market in Florida.

“This bodes well for solid demand to close out the year and the likelihood of additional months of year-over-year sales increases,” Yun said.

Sales Rebound

On another positive note, around 22,000 homes were sold last month, which is up 18 percent from last year and October’s average rate for a 30-year, conventional, fixed-rate mortgage was 4.03 percent. That is the lowest rate it has been since June of 2013.

Freddie Mac Reports Market Improving in South Florida

For those who live in South Florida, specifically the Palm Beach County area, might have noticed that the housing market has hit a boom and is in a steady recovery. Mortgage agency Freddie Mac agrees. Freddie Mac releases a Multi-Indicator Market Index (MMI) report every month that can measure the local housing.

The report measures employment, affordability, home purchasing applications and mortgage delinquencies. A perfect score is 100.

In the August Multi-Indicator Market Index, it showed that the South Florida market was up 11.43 percent from last year, scoring a 69.2. Only three other cities had a bigger showing of improvement; Riverside, CA, Las Vegas and Chicago.

A year ago the South Florida area was at 62.1 and in 2010 was at a poor 42.2, so the rise on the MMI has been substantial. Palm Beach also has been able to keep mortgage rates at a low 4 percent, which is congruent with the national average.

All this happened on the back of the news that South Florida is at the top of the nation’s leading home price index from the month of August. Palm beach County saw a 10.5 percent increase from the same time last year. According to the Standard & Poor’s/Case-Shiller index, this puts Palm Beach first place for price growth, nationally.
